The Location
The location is just outside Marcana in southwest Istria, just 1.5 km from the town center, shops, and cafes. The sea and its stunning, still-tourist-free beaches on the southeast coast are about 9 km away, and Pula and the airport are just under 15 km away. Just like the west coast of Istria – it's 15km to Fazana, 30km to Rovinj, and 30km to Labin/Rabac.
This property has approximately 9,200m² and is in a secluded location, without neighbors – the nearest residential building is approximately 700m away. Meadows and forests surround it – in fact, you could also purchase some agricultural land here. It's completely flat, in the shape of a roughly regular rectangle, measuring approximately 55 x 160m.
The House
The house was built 15 years ago and is occupied by a married couple. Including the partially covered terrace, it measures 76m², and the house itself has just under 60m² of living space. Everything is legalized, with proper documents as a residential property. There's water and, since last year, electricity – everything's been connected to the grid. In fact, the living space could be expanded to 76m2, where the terrace is now, and an additional terrace could be built.
The house has a large living room/dining room/kitchen, bathroom/toilet, one large and one small bedroom, an office, and a storage room/pantry. Basically, there's nothing to repair on the house; the only thing that needs to be done is the new power line from the energy supplier Hep, which was installed last year. Some cables have been relocated, which need to be sealed even more effectively, along with a coat of paint on the facade – to improve the exterior of the house as well!
The Plot
The agricultural land surrounding the house is beautifully landscaped. There's a private road/driveway in the middle, like a property. A section around the house is fenced in with a brick fence and its own entrance gate. The fenced area is approximately 1,800 square meters. Both within the fenced area and adjacent to it are around 100 beautifully maintained olive trees, ranging in age from 15 to 25 years. These trees produce an average annual yield of around 300 liters of premium olive oil. Incidentally, olive oil from Istria is the best and most expensive in the world; top producers sell olive oil for over Eur 40 per liter. Since the olive trees are already large, they represent a correspondingly high value. Many newly built villas in Istria plant older olive trees in their gardens, and such olive trees can be sold for around Eur 500 each. And – there's also a small vineyard next to the house!
Further ahead, up to the entrance of the property, is grassland, approximately 4,000 m². In addition, there are three more cabins and a well-preserved camping trailer on the property. Some of these were former stables and greenhouses. Currently, the owners only have two dogs; previously, they also had chickens, goats, etc., and grew a lot of vegetables. This small olive grove, with mature trees that are approximately 50 to 100 years old, is truly a special place. In the immediate vicinity are several legally licensed houses, as well as beautifully landscaped mobile homes with gardens.
The property is rectangular, approximately 95/100m x 42m in size, and bordered on almost three sides by an old stone wall and bushes.
